Modern Home Decorist provides residential renovation, remodeling, repair, design coordination, and related home improvement services based on project requirements and service availability. The services described on our website are intended as general descriptions and may vary depending on the property, location, existing conditions, project complexity, required approvals, material availability, and the professionals involved. An online inquiry, telephone conversation, or preliminary consultation does not by itself create a binding service agreement. A project is formally established through the applicable written proposal, scope of work, service agreement, or other project documentation accepted by the parties.

During an initial consultation, we may discuss your goals, preferred design direction, anticipated budget, property details, materials, timing, and other requirements. Information gathered during this process helps us prepare a suitable project plan. Where appropriate, we may conduct a property walkthrough, request photographs or measurements, or ask for additional information before finalizing an estimate. You agree to provide information that is reasonably accurate and to identify known issues that could affect the work. Preliminary discussions should not be interpreted as a guarantee of final scope, price, materials, or completion date.

Estimates and proposals are prepared using the information available when they are created. Pricing can be influenced by labor requirements, measurements, selected materials, site conditions, design decisions, permit requirements, supplier pricing, and other project factors. Existing structures may contain conditions that cannot reasonably be identified before demolition or access to concealed areas. If a hidden condition materially affects the agreed work, we will explain the situation and discuss available options. Services outside the original scope may require a written change order or updated authorization before the additional work proceeds.

Project materials, fixtures, appliances, finishes, and other products are subject to availability and manufacturer or supplier requirements. Your selections and approvals should be provided in a timely manner because late decisions can affect ordering and scheduling. If an approved product becomes unavailable, discontinued, delayed, or unsuitable for the intended application, we may discuss an alternative with you. Replacement products may differ in price, appearance, specifications, or delivery time. Product warranties are generally provided by the applicable manufacturer and may be subject to separate registration procedures, exclusions, and limitations.

We make reasonable efforts to organize work according to the project schedule communicated to you. Renovation timelines can change because of weather, inspections, permit processing, supplier delays, transportation problems, labor availability, concealed conditions, design changes, or other circumstances outside reasonable control. When a significant scheduling adjustment becomes necessary, we will make reasonable efforts to communicate the change and coordinate the next available sequence. You are responsible for providing reasonable access to the property and designated work areas during agreed working periods and for informing us about building rules, security systems, access restrictions, or other conditions that could affect the work.

Deposits, progress payments, milestone amounts, balances, and other project charges will be governed by the payment schedule identified in your written project documents. An initial payment may be required to reserve project capacity, order approved materials, or begin preparation. Additional payments may become due as identified stages are completed. You agree to review invoices and project records promptly and to raise billing questions as soon as reasonably possible. Client-requested additions, revised selections, additional materials, unforeseen work, or other approved changes may affect the total project cost. We aim to communicate material financial changes before proceeding whenever practical.

Projects can evolve as decisions are made and work progresses. If you request a different layout, finish, fixture, material, room configuration, or additional service, the change may affect both cost and schedule. We may document material changes in writing before performing the additional work. If you need to postpone or cancel a project, notify us as early as possible. The applicable financial consequences may depend on materials already purchased, custom items ordered, labor reserved, services completed, and the terms of your individual agreement. A project that is paused may also require revised scheduling or material arrangements before work resumes.

We aim to perform services according to the agreed scope and applicable professional requirements. Any workmanship warranty offered by Modern Home Decorist will be described in the applicable written project agreement, including its coverage period and exclusions. Manufacturer warranties for products and materials may apply separately. Warranty coverage generally does not include ordinary wear, misuse, neglect, accidental damage, improper maintenance, unauthorized alterations, or work performed by unrelated parties. Near completion, we may conduct a walkthrough or review outstanding items with you. Reasonable qualifying workmanship concerns will be handled according to the applicable project warranty or agreement.

• Provide reasonable and safe access to areas where work is scheduled.
• Remove or protect valuables, fragile belongings, and personal items from active work areas.
• Keep children, pets, guests, and unauthorized individuals away from restricted work zones when requested.
• Provide timely decisions and approvals regarding materials, finishes, layouts, fixtures, and other project selections.
• Tell us about known structural, electrical, plumbing, moisture, hazardous-material, or access concerns before work begins.

Renovation work may involve tools, equipment, ladders, temporary openings, dust, noise, construction materials, electrical systems, plumbing, and other ordinary job-site conditions. We take reasonable measures to maintain an organized work area, but the property owner remains responsible for following reasonable safety instructions and keeping household activity away from active work zones. Existing properties may contain concealed deterioration, outdated systems, moisture, unsuitable surfaces, or other conditions that were not visible during an initial assessment. If such conditions are discovered, additional investigation or corrective work may be necessary before the affected portion can continue.

Some projects may require coordination with architects, designers, engineers, inspectors, permit authorities, specialty trades, suppliers, appliance providers, or other independent professionals. Their services may be governed by separate agreements, warranties, schedules, or responsibilities. We may coordinate with these parties when reasonably necessary to support the project, but we do not automatically assume responsibility for services independently provided by a third party. Where your cooperation, approval, documentation, or appointment is needed, we ask that you provide it promptly to help avoid unnecessary delays.

We take reasonable care when performing agreed services, but certain circumstances are beyond reasonable control. These may include severe weather, natural events, government or inspection delays, supplier interruptions, transportation issues, utility outages, labor shortages, or concealed property conditions. We are not responsible for delays or impacts caused by such circumstances to the extent permitted by applicable law. We are also not responsible for pre-existing conditions or damage resulting from unauthorized modifications, misuse, improper maintenance, or unrelated third-party work, except where responsibility cannot legally be excluded.
